British Research Establishment Environmental Assessment Method - BREEAM
The BREEAM (British Research Establishment Environmental Assessment Method) certification system, which originated in the UK, was introduced by the Building Research Establishment (BRE). Buildings can be awarded Acceptable (< 30%, In-Use scheme only), Pass (30%), Good (45%), Very Good (55%), Excellent (70%) or Outstanding (85%).
BREEAM certification is suitable for the following product groups:
- Residential
- Offices
- Industrial
- Retail
- Education (Schools, Universities, etc.)
- Residential institutions (Long term stay)
- Hotels and Residential institutions (Short term stay)
- Non-standard building types (Theatre, Cinema, Prison, etc.)

BREEAM certification body
Certification in accordance with BREEAM may only be carried out by licensed BREEAM assessors. These assessors must undergo specific training and certification provided by the Building Research Establishment(BRE).
Costs for BREEAM certification
The costs for BREEAM certification vary depending on the type and size of the project and consist of the following cost items:

Registration fees:
- For new construction projects: $1,500 per valuation.
- For BREEAM In-Use (existing buildings): $1,200 per asset.

Certification fees:
- New buildings:
- Up to 10,000 square feet: $1,500.
- 10,000 to 50,000 square feet: $1,500 to $3,000.
- 50,000 to 500,000 square feet: $3,000 to $7,500.
- Over 500,000 square feet: from $7,500.
- Existing building:
- Part 1 (Asset Performance): $1,500.
- Part 2 (Management Performance): $1,500.
